    Development Site Advisors® has been hired exclusively to market and sell approximately 87,000 sq. ft. of residential Inclusionary Air Rights in Manhattan Community District 6. These off-site inclusionary housing air rights can be transferred as-of-right to eligible receiving site in R10 and equivalent zoning districts as well as properties in specified Inclusionary Housing Designated Area to increase maximum residential FAR by 20%. This offers the opportunity for eligible property owners to enlarge the size of market-rate developments.

  • Qualified Receiver Property Criteria
    Properties within Manhattan’s Community District 6 in zoning district R10, C1-9, C1-9A, C2-8, C2-8A, C4-6, C52, C5-2.5, C5-3, C6-4, C6-4.5 and Inclusionary Housing Designated Areas are eligible receiving sites. In addition, properties that are within ½ mile of the generating site may also be eligible to receive the air rights.
